AZ WATER 101

Where your AZ tap water actually comes from.

Most of the Phoenix metro pulls water from a mix of Salt River Project (SRP) reservoirs, Central Arizona Project (CAP) Colorado River water, and groundwater. Each source has its own contaminant profile — and your specific neighborhood gets a blend that depends on where you live.

Mesa, Gilbert, Chandler, Tempe — predominantly CAP + SRP, treated with chloramine. Hardness runs 12-18 grains. Some pockets test high for iron and manganese.

Scottsdale, north Phoenix — heavier SRP blend, more dissolved solids in summer when reservoirs draw down. Chloramine + occasional chlorine boost.

Queen Creek, San Tan Valley — primarily groundwater. Hardness can spike past 20 grains. Higher TDS than the rest of the metro.

What people ask before booking.

What if I'm renting?

We can still test. Most landlords won't approve install, but you'll know what's in your water and can negotiate at lease renewal. Or take a portable filter we recommend. Either way, the test is still free.

Should I test before unpacking, or wait?

Sooner is better. The test takes 45 minutes — easy to do mid-move. Catching issues now is cheaper than catching them in month 6, especially while appliance warranties are fresh.

Are water issues part of the home inspection?

Almost never. Standard home inspections check for plumbing leaks and basic water pressure but don't include water quality testing. Most inspectors won't even mention chloramine, hardness, or PFAS.

What if my realtor said the water is fine?

Most realtors don't test water. They're not lying — they just don't know. AZ averages 12-18 grains hardness, which is technically 'fine' for drinking but very hard on appliances and skin. The test tells you the truth for YOUR address.

Will I get hammered with sales calls?
